Is there a processing fee for reservations?
Yes. Beacon Resorts, the management company for the Sea Oats resorts, requires a $50 processing fee to cover administrative costs of preparing for your stay with us.
What is the Departure Cleaning Fee?
The Departure Cleaning Fee covers the costs of cleaning the unit after your departure. Regardless of length of your stay, the fee is a flat $79.
What is the tax rate charged for reservations?
The standard tax rate charged by all area hotels and condominiums is 10%.
How do I calculate my Total Rental Fee?
Your Total Rental Fee consists of:
Your daily rental rate (multiplied by the number of nights of your stay) + $50 Processing Fee+ $79 Departure Cleaning Fee+ 10% Tax.
How much of a deposit is required for my reservation?
50% of the Total Rental Fee is due at the time you make your reservation. You'll need to provide us with your credit card information in order to finalize your reservation.
What is your cancellation and refund policy?
Under normal circumstances, there are NO full refunds for cancellations. If you cancel your reservation 15 days or more in advance of your arrival date, you will be charged $105.00 of your deposit. If you cancel your reservation with less than 15 days to your arrival date, you will be 100% of your deposit.
What if there is a hurricane or tropical storm threatening Fort Walton or my hometown?
If a hurricane or tropical storm warning is issued for either Fort Walton or your home town (based on zip code) during your dates of stay, then your can request a full refund of your deposit or you can request a reservation date change.
What are the nearest airports?
The best option is the Fort Walton Beach airport situated on Eglin Air Force Base in Valparaiso Florida, less than 10 miles away.
Okaloosa County Airport (*VPS) 850-651-7160. Provides essential scheduled commercial air passenger service for a large proportion of the Northwest Florida area.
Pensacola Regional Airport (*PNS)
50 miles west of Okaloosa Island, 850-435-1746, drive time 1 hour.
Panama City - Bay County International Airport (*PFN)
70 miles east of Okaloosa Island, 850-763-6751, drive time 1.5 hours.

What is the best time to visit the Fort Walton/Destin area?
The official in-season time to visit this area is the summer months. But many people (both local and visitors) have told me that the fall timeframe is spectacular. I have spent Thanksgiving there and the weather was perfect; mid-70 during the day and upper 50's during the night.
Is there any discount if I book both units or if I book longer than a week at a time?
There will be discounted rental consideration for both unit rentals, as well as extended stay renters. Please contact us to discuss.
Is smoking allowed in the condos?
Both units are non-smoking, however smoking is allowed on the balcony's.
Is the kitchen fully stocked?
Yes, the kitchens have everything that you would need to make meal.
Who can I contact if I have a problem in the unit?
The Beacon Management Team is located on site at Sea Oats condominium. They are available for any problem you might encounter.
Once I request a vacation date with you, when will I know it has been confirmed?
We will contact you the same day to confirm if the unit is available for the days you have requested. If the days are available, we will contact you to get credit card information. This information is given to beacon and they will be sending you a written confirmation within 4 business days.
Are their places in walking distance to eat?
There are several places to eat that are in walking distance; Waffle House (right next door - great for all meals), Helen Back (delicious pizza place on the water), The Tides (seafood and oyster bar), FudPuckers (family style restaurant, across the street), Pandora's (delicious steak place), and there are many restaurants beach side at the pier (the Crab Trap, Black Pearl). And just a short walk across Brooks Bridge, you have pizza, chinese, thai and wine bars.
